Liberty Sky

The Magnolia

The Magnolia is a tremendous public/private partnership. It truly represents the best practice of what can happen when many groups join together to help solve a problem. The Magnolia is a partnership including Shelter The Homeless as owner, The Road Home as operator, and Cowboy Partners as developer. Financing of the Magnolia was made possible through loans, grants, subsidized land leases, Housing Vouchers, and investments by Salt Lake City, Salt Lake County, The Housing Authority, Goldman Sachs, Zions Bank, FHLB of Des Moines, and the Olene Walker Housing Loan Fund. The Magnolia will be a permanent supportive housing community featuring 65 studio units. The Magnolia will specifically target residents who have been chronically homeless. The ground floor of the building will include common areas to be enjoyed by residents. The main floor will also include office space for supportive services specifically tailored to its residents. The Magnolia will provide residents the peace of mind knowing they have a place to come home to along with a sense of pride of ownership they desperately seek. The Magnolia will be operated by The Road Home whose organization is unparalleled in helping residents who have struggled with homelessness.

The new community at 255 South State brings a 190 unit mixed use development to the downtown urban core including much-needed affordable and workforce housing invigorating the neighborhood and creating a lively live/work/play environment. At eight and 12 stories, the two new towers will augment the city skyline by combining the elegant look of contemporary glass and sleek metal with the industrial feel of an artist loft community – which utilizes galvanized steel awnings and detailing, aluminum paneling and brick facades. The two towers create a public paseo from State Street carrying pedestrians from the urban streetscape through a commercial corridor, into a sweeping outdoor space that will host events, dining and concerts. The paseo is activated by a ground-floor food hall concept and community amenity space for residents and neighbors alike. The historic Cramer House, which will be restored and reopened as a unique culinary experience, sits directly on the public open-space component and will actively engage the public realm with an outdoor-dining component. The project was envisioned in partnership with the Redevelopment Agency of Salt Lake City with additional support from the City’s Housing and Neighborhood Development department, the Olene Walker Housing Loan Fund, the Salt Lake County and the Housing Authority of SLC.

Mya Apartments

Mya is a mixed-used, mixed-income project. A development joint venture between Convexity Properties, Timberlane Partners and High Boy Ventures, is excited to announce a 31-story high-rise luxury apartment building in downtown Salt Lake City on the corner of Broadway (300 south) and 200 East.

“This high-rise will set a new standard in Salt Lake City and the Mountain West for luxury housing,” said Max Coreth, founder of High Boy Ventures. “It’s more than 15,000 square feet of indoor and outdoor amenity space will include panoramic rooftop views, a pool on the 12th floor, a state of the art gym, and generous amounts of open space for gathering.” This building will be a catalyst for the growing retail scene on Broadway and will provide the type of design that will match and bolster Salt Lake City’s reputation as a region known for its innovative startups. “There couldn’t be a better setting for this building. With access to world-class recreation like Utah’s Mighty Five National Parks and the best snow on earth, this tower will be in the top echelon of luxury apartment towers in the country,” said Dave Enslow, Principal at Timberlane Partners. Construction is set to begin this summer.

The Central Station Apartments is a new mixed income affordable housing project that will offer studios, 1, 2, 3, and 4 bedroom apartments. The project will have a mural that will be painted by a local artist.

The Hyatt Regency Salt Lake City is currently under construction adjacent to the Calvin L. Rampton Salt Palace Convention Center. The hotel is comprised of a 700-guestroom tower atop a 6-floor podium. The podium offers 60,000 sf of meeting and conference center space, full service lobby restaurant, upscale lobby bar, market with grab and go food and drinks, Regency Club, fitness center, and a pool and outdoor amenity deck with a full service restaurant and bar on level 6. The 19-story guestroom tower consists of 700 guestrooms including 28 Executive Suites, four Vice-Presidential Suites and one Presidential Suite. The project is currently under construction with completion scheduled October 2022.

Paperbox Lofts

As part of an ongoing effort to alleviate parking woes in Salt Lake City, PEG Companies and our development partner Clearwater Homes teamed up with with CityLift to construct the first standalone mechanical car lift system in Utah, a seven-level, 112-parking space system that will maximize space at Paperbox Lofts by stacking and organizing vehicles. This development is also Utah’s first project to break ground in a Qualified Opportunity Zone.
